What to plan for besides the price
Down payment
Depends on the loan. Some programs allow a small down payment; your lender will show you the options you qualify for.
Closing costs
Lender fees, title insurance, taxes on the mortgage, and prepaid items. Ask your lender for an estimate early.
Insurance
Homeowners insurance is a big line item in Miami, and flood insurance may be required depending on the zone.
Property taxes
Taxes reset after a sale, so the seller's current bill isn't always what you'll pay.
Reserves
Keep money set aside for repairs, moving, and the first months in the home.
Assistance
Programs worth asking about
Rules, income limits, and funding change, so confirm current details with the program and a participating lender.
Questions
What first-time buyers ask me most
Condo or single-family home?
Condos can be a lower entry price, but review the association's finances, fees, and any special assessments. A single-family home brings more maintenance and insurance, and more control.
How long does it take?
Once you're under contract, closing usually takes about 30 to 45 days with financing. The search itself depends on your budget and how specific your needs are.
Does it cost me anything to work with you?
In most purchases, my compensation is set out in a written buyer agreement before we tour, and it's often negotiated as part of the deal. I'll walk you through it in plain language on day one.
