Westchester & University Park

I live here. This is the market I know street by street.

Welcome to Westchester sign

What it's really like

Westchester and University Park sit in the middle of Miami-Dade, bordering West Miami, Coral Gables, Fontainebleau, and Kendall. Drive through and you'll notice a mix of homes built in the 1950s and '60s alongside the occasional new build. It's a largely Hispanic, family-oriented community with great county parks, bowling alleys, and no shortage of places to eat.

What only a local knows

Ask anyone who grew up here and they'll point you to Historic Bird Road, Frankie's Pizza for a late-night slice, Charlie's Ice Cream, and Arbetter's Hot Dogs — yes, it's a greasy spoon, and yes, it's worth it.

Who it's right for

Families and anyone who wants a suburban feel while staying close to Coral Gables, Kendall, and Pinecrest. It's not the neighborhood for nightlife — if you're looking for bars and a late scene, I'll point you toward Brickell or Coconut Grove instead. This is a family neighborhood, plain and simple.

FAQ

Questions I get asked here most

A real story from this market

I recently worked with a seller whose parent had passed away, leaving behind a Westchester home. He handed me the keys and told me to handle everything — clear out the contents, prepare the home for sale, and sell it. It was a fixer-upper, but we priced it right and sold it within 30 days for $600,000 to a financed buyer.

That's the kind of transaction I take real pride in — being trusted to handle the whole thing, start to finish, during a hard time for the family.
