Selling a home is a series of decisions, not just one event. The first and most important decision is pricing. I run a comparative market analysis that looks at recent sales, active listings, and the specific features of your home so we land on a number that attracts buyers without leaving money on the table.
Once we have a price, we talk about preparation. That might mean fresh paint, minor repairs, staging, or simply decluttering. The goal is to help buyers picture themselves living there — and to reduce the reasons they might offer less.
Next comes marketing. Professional photos, a detailed listing description, and targeted online exposure put your home in front of the right audience. I also reach out to agents who have active buyers in your area and price range.
Showings and open houses generate feedback and offers. When an offer comes in, I help you evaluate not just the price, but the terms: financing strength, contingencies, closing date, and the buyer's overall reliability.
After we accept an offer, the buyer typically orders inspections and an appraisal. I coordinate access, review the inspection report with you, and negotiate any repair credits or concessions if issues come up.
The final step is closing. The title company handles the paperwork, funds are transferred, and you hand over the keys. My job is to keep every step on track so you close on time and with as little stress as possible.
