The Buying Process, Step by Step

The buying process starts before you ever walk into a home. The first step is getting pre-approved with a lender. A pre-approval letter tells sellers you are serious and qualified, and it gives you a clear budget so we don't waste time on homes that don't fit.
Then we define what you actually need. Location, square footage, bedrooms, school districts, commute, and lifestyle all matter. I ask a lot of questions upfront so I can filter listings and only send you homes worth seeing.
Once we start touring, I help you look beyond the photos. I point out the condition of the roof, the age of systems, lot orientation, and anything that could affect value or future costs. A pretty kitchen is nice, but a solid structure matters more.
When you find the right home, we write an offer. I pull comparable sales, review the seller's situation, and structure the terms to give you the best chance of acceptance without overextending you.
After the contract is executed, the inspection and appraisal happen. I attend the inspection, review the findings with you, and negotiate repairs or credits if needed. If the appraisal comes in low, we discuss your options and renegotiate if necessary.
The last phase is financing and closing. Your lender finalizes the loan, the title company clears ownership, and we do a final walkthrough. On closing day, you sign, wire funds, and get the keys. From start to finish, my job is to protect your time, your money, and your peace of mind.
